Before you sell your home

 

The following list is to be used to assist you prepare your home for sale. As vendor advocates we give you suggestions to minimise expenses and create the most impact to the buyer.

 

First impressions


The front yard / entrance

 

  1. Mow your lawns, remove any weeds & dying plants
  2. Clean and fix front door, paint if necessary
  3. Clean walls, remove any water stains
  4. Sweep and clear pathways to the property
  5. Invest in a good quality welcome mat at front door

Interior living areas

  1. Clean and wash walls and ceilings
  2. Re-paint if necessary, in a fresh neutral colour
  3. Find a focus for your room, ie: a fireplace
  4. Paint a feature wall in a light colour
  5. Ensure floors are clean and unmarked
  6. Any fixed appliances ensure they are clean & work
  7. Unclutter all bench tops & rooms from personal items
  8. Ensure bench tops are in a good condition
  9. Replace broken doors & handles on cupboards / draws

 

The backyard

 

  1. Mow your lawns, remove any weeds & dying plants
  2. Clean walls, remove any water stains
  3. Sweep and clear paved / cement areas
  4. Repair and clean fences

 

The Bedrooms

 

  1. Small bedrooms minimise furniture, room appears bigger
  2. Paint walls and ceiling if necessary
  3. Consider adding built in wardrobes if necessary
  4. Have fresh bed linen
  5. Un-clutter the bedrooms from personal items

 

The wet areas, bathrooms and laundry

 

  1. Remove mould from tiles, mirrors, glass and curtains
  2. Replace any broken tiles, shower, curtains or doors
  3. Replace vanity / basin / cupboards if old and broken
  4. Replace damaged and marked mirrors
  5. Ensure toilet is in good condition, replace broken seats
  6. Ensure all wet areas are clean & fresh, free from smells

 

Finishing touches

 

  1. Ensure all areas are dusted and vacumed
  2. Clean windows, inside and out
  3. Clean windows fittings & repair if required
  4. Remove any cobwebs
